Online application versus a tailored lending proposal
Choose the route based on the transaction’s complexity, not only the application’s speed. A business with unusual cash movements, several entities or an asset purchase may need to explain facts that a simple online flow does not capture. Ask what financial data is accessed, whether a decision is conditional and which documents remain outstanding. Compare fixed and variable offers over the same period and include a rate-increase scenario for variable borrowing.
Worked planning example
Illustrative: if an AUD 100,000 interest-only balance remains constant, a two-percentage-point annual rate increase adds about AUD 2,000 of annual interest before fees. An amortizing balance changes that result; use the actual schedule.
