Refinancing vs Renewal: Calculate the Net New Cash

Refinancing replaces or restructures an existing obligation. A renewal may extend or replace funding with the same provider. Neither automatically reduces cost or improves cash flow.

The key decision

Refinancing replaces or restructures an existing obligation. A renewal may extend or replace funding with the same provider. Neither automatically reduces cost or improves cash flow.

What to consider before choosing

Obtain an accurate payout statement and compare the old remaining schedule with the complete new one. Separate cash used to clear old obligations from money available for the new business purpose. Include any new fees and the effect of extending repayment. A smaller weekly payment may come with a larger lifetime cost.

Your preparation checklist

  • Calculate new funding minus payouts and deductions.
  • Compare total remaining cost before and after the change.
  • Confirm that old debits and security will be released.

Build a one-page funding brief

Write down the amount the business actually needs to receive, the purpose, the payment deadline and the cash event that repays the facility. Include a current debt schedule rather than discussing the new proposal in isolation. When comparing structures, use the same starting assumptions. A larger approved amount, a longer term or a smaller instalment changes the decision and should not be mistaken for a better price.

A bank, programme lender, non-bank provider and broker can play different roles. Identify the actual contracting party and ask which conditions remain. Where the contract, guarantee or local regulatory position is unclear, obtain qualified advice before signing.

Hypothetical planning example

Put the decision into numbers

Illustration: 70,000 of new funding less a 48,000 payout and 2,000 fee leaves 20,000 for the business. Assess the new full obligation against that 20,000 benefit and any genuine payment relief.

This is an illustration, not a customer case, provider quote, approval or market benchmark. Unless a currency is stated, use one consistent currency throughout your own calculation.

What to watch

Do not refinance repeatedly without addressing the reason the business keeps running short.

A question worth asking

Does this transaction improve the business, or only move the shortfall forward?
