Construction Business Loans: Match Funding to Certified Payments

Construction working-capital finance should reflect the gap between paying labour and suppliers and collecting approved progress payments. Contract value alone does not show available repayment cash.

The key decision

Construction working-capital finance should reflect the gap between paying labour and suppliers and collecting approved progress payments. Contract value alone does not show available repayment cash.

What to consider before choosing

Review milestone approval, retainage or holdbacks, variations and dispute rights with appropriate advisers. Build a project-level cash forecast and include overhead shared with other jobs. Show which receipts are committed to existing obligations. A short collection period may create pressure before a profitable contract pays.

Your preparation checklist

  • Prepare signed contracts, payment terms and a project budget.
  • Distinguish billed, approved and collected amounts.
  • Model delayed approval and a disputed variation.

Use the business’s own evidence

Industry labels help organize questions, but they do not establish eligibility or a standard borrowing amount. Use the company’s actual margins, collection history and operating commitments. Separate recurring trade from one-off events, pass-through receipts and money committed to future delivery.

Prepare the records that explain the business model: settlement reports, accepted invoices, signed contracts or a stock budget as relevant. Share sensitive documents only through a confirmed secure process. Compare financing against the contribution the funded activity generates after its delivery costs, not against gross sales alone.

Hypothetical planning example

Put the decision into numbers

Illustration: work billed at 80,000 may not be collected immediately if certification and payment terms add several weeks. Payroll and supplier payments still need to be funded during that interval.

This is an illustration, not a customer case, provider quote, approval or market benchmark. Unless a currency is stated, use one consistent currency throughout your own calculation.

What to watch

Do not treat an uncertified claim or disputed variation as certain cash.
